Virtual staging for bedrooms

An empty bedroom is one of the hardest rooms to read in a listing photo. Without a bed in it, buyers can't tell whether a queen fits, where the nightstands would go, or whether the room is a real bedroom at all. RoomGenix adds bedroom furniture to the photo you already took and leaves the room itself as it was shot.

Why bedrooms are worth staging

Bedrooms are usually photographed square-on with little in them to show scale. Carpet, a window and four walls look much the same at 10 by 10 feet as at 14 by 16. A bed is the one piece of furniture every buyer knows the size of, so putting one in the frame answers the question they are really asking: will my furniture fit?

It also helps the listing tell a consistent story. If the description says three bedrooms but two of the photos show bare rooms that could be offices or storage, the buyer has to take your word for it. A staged bed, rug and a pair of nightstands make each room read as a bedroom at a glance.

How to stage a bedroom photo

  1. Upload the photo. Choose the listing photo of the empty room. Shots taken from a corner or doorway at about chest height, with the lights on and the blinds open, give the studio the most to work with.
  2. Pick Stage, then Bedroom. The studio offers living room, bedroom, dining and office as room types.
  3. Pick a style. Options include modern, Scandinavian, farmhouse, coastal, luxury, mid-century and traditional. A style only appears when that room has its own example for it.
  4. Review and download. A result is usually ready in a minute or two. If the bed lands awkwardly, run it again or try another style.

The studio is built to add furniture to the existing photo rather than redraw the room, so walls, windows, flooring and the view outside are meant to stay as shot. Check every result before you publish it, the same way you would any other edit.

Choosing a style for a bedroom

Match the style to the home and the likely buyer rather than to personal taste. A few rules of thumb:

  • Scandinavian or modern suits condos, newer builds and rooms with large windows. Light wood and plain bedding keep the focus on the space and the light.
  • Farmhouse or traditional fits older homes, suburban family houses and rooms with wood trim or wainscoting.
  • Coastal works for beach towns, lake homes and bright rooms with white walls.
  • Luxury is for higher-end listings where the primary suite is a selling point.

Keep one style across the whole listing where you can. A Scandinavian living room next to a traditional primary bedroom looks like two different houses.

Which bedrooms to stage

The primary bedroom matters most because it is usually the largest and buyers compare it directly with other listings. Small secondary bedrooms are the next priority, because those are the rooms people doubt will fit a bed. If a spare room is better sold as a home office or nursery, stage it as an office instead. RoomGenix has an office room type for that, and the right choice is whatever the listing describes the room as.

What it costs

A new account gets 3 watermarked previews with no card, so you can test your own bedroom photos first. After that, photos are $2.99 each, or less in a pack: $19 for 8 photos, $49 for 25, or $99 for 60. There is no subscription and credits don't expire. See pricing for the current list.

Keep it honest

Virtual staging shows how a room could be furnished. It should never hide a defect, change the size of the room, or add a window or closet that isn't there. Many MLSs and some states require virtually staged photos to be labeled, and some also want the unstaged original included. RoomGenix does not print a label on the file, so add it in the listing. The MLS photo rules page is a reminder, not legal advice.

Questions

Can I virtually stage just one bedroom?

Yes. You can stage a single photo for $2.99, and a new account gets 3 free watermarked previews to try first.

Will the bedroom window or flooring change?

The studio is built to add furniture to the photo you uploaded and keep walls, windows and flooring as shot. Review every result before publishing it.

What bedroom styles are available?

Modern, Scandinavian, farmhouse, coastal, luxury, mid-century and traditional, where the bedroom has an example for that style.

Should a small spare room be staged as a bedroom or an office?

Stage it as whatever the listing describes it as. If it is marketed as a bedroom, show a bed so buyers can see one fits.

Do I need to label a virtually staged bedroom photo?

Many MLSs and some states require virtually staged photos to be labeled, and some also require the original. Check your local rules before the listing goes live.
